Protect Your Property from Springtime Flooding with Flood Insurance

Spring is a beautiful season in the Pacific Northwest, but it can also bring excess water, melting snow, and sudden rainfall that increase the risk of flooding. If you live near a stream, river, or other body of water, flood insurance may be an important step in protecting your home, belongings, and financial stability.

Why Get Flood Insurance?

Standard homeowners insurance does not cover damage caused by flooding. Flood insurance is a specialized policy that provides coverage for damage to both your home’s structure and your personal belongings. With flood insurance, you can recover more quickly after a natural disaster.

It’s a common misconception that only coastal regions need flood protection. In reality, inland flooding is just as dangerous—and common. Flooding can be caused by overrun creeks and rivers, sudden downpours, clogged storm drains, and the rapid snowmelt we often see in the spring and early summer.

Additionally, if you live in a FEMA-designated flood zone, your mortgage lender may require flood insurance. Even if it isn’t mandatory, coverage is still worth considering if you're near water or in a flood-prone area.

When Should I Get Flood Insurance?

Don’t wait until it’s too late. Most flood insurance policies, especially those through the National Flood Insurance Program (NFIP), have a 30-day waiting period before coverage begins.

Because flood insurance is designed for high-cost, high-risk scenarios, it’s a specialized investment that requires budgeting ahead of time. If you want to be protected before the next snowmelt or storm, now is the time to act.

Am I at Risk for Flooding?

You might be. According to the NFIP, a flood is defined as a "general and temporary condition where two or more acres of normally dry land or two or more properties are inundated by water or mudflow."

To determine your risk, visit FEMA’s Flood Map Service Center and enter your address. This tool will help you identify if your home is in a high-risk flood zone and whether flood insurance is recommended or required.
